& Timeline

What to Expect After Accepting an Offer on Your Home

Accepting an offer is an exciting milestone—but it’s just the beginning of the final stretch. From opening escrow to handing over the keys, our team at Nancy Liu Realty will guide you through each step of the closing process to ensure everything stays on track, on time, and stress-free.

📂 Step 1: Escrow is Opened

Once the offer is accepted and signed by both parties, escrow is officially opened.


A neutral third-party escrow company will:

  • Hold funds (such as the buyer’s deposit)

  • Manage documents and transaction timelines

  • Ensure all conditions are met before closing

You’ll receive a calendar outlining key dates, including contingency deadlines and closing day.

🏠 Step 2: Inspections

Buyers typically schedule inspections shortly after opening escrow. These may include:

  • General home inspection

  • Termite or pest inspection

  • Roof, sewer, or chimney inspections (depending on property)

We help coordinate access and review any requests that result from the inspection findings, including repair requests or credits.

🏦 Step 3: Appraisal (If Financing)

If the buyer is using a loan, their lender will order an appraisal to verify the home’s value.

  • If the home appraises at or above the purchase price, the loan moves forward.

  • If it appraises lower, we’ll help you evaluate options (such as a price adjustment or buyer covering the difference).

📝 Step 4: Contingency Removals

The buyer has a set number of days (negotiated in the contract) to remove contingencies:

  • Inspection contingency

  • Appraisal contingency

  • Loan approval contingency

Once these are removed, the buyer is contractually obligated to close—barring any last-minute issues.

🖊️ Step 5: Final Paperwork & Signing

Both parties will sign final closing documents, usually through a mobile notary or at the escrow office.

  • Sellers will sign the grant deed and closing forms.

  • Buyers will sign loan documents and wire the remaining funds.
    We’ll review everything with you to ensure accuracy and understanding.

🚪 Step 6: Closing & Key Transfer

Once all documents are signed and the buyer’s funds are received:

  • The transaction is recorded with the county

  • Escrow is closed

  • You hand over the keys!
